Pressure Washing Prices: How to Figure Out Pressure Washing Costs

Today, the Bright Exterior Cleaning team will help you gauge pressure washing prices for your home or commercial property.

First, it’s important to point out that the standard way of hiring a contractor has changed from a pressure washing provider to a plumber.

Just a few years ago, landing a suitable contractor to help you with your home maintenance meant getting on the phone, scheduling an estimate, going back and forth via email, and finally selecting a pressure washing service provider.

This is still part of the process in some cases, however, we recognize that in 2022 and beyond, the consumer wants to get a quote as quickly as possible. This is why we have created a pressure washing price guide in this article for you to use!

In this article, you will learn how to:

  • Estimate pressure washing prices
  • Learn how pricing is completed
  • See when it makes sense to use a pressure-washing company near you
  • What surfaces you can have pressure washed, and the cost

How Much Does Pressure Washing Cost?

pressure washing prices

Just the other day, we visited a customer’s home and the first question she asked was, “How much to pressure wash my house?”

In fact, if we are being honest, the two most common questions we get from homeowners are:

  • “How much does it cost to pressure wash my house?”
  • “How much does it cost to power wash my house?”

And if you hop on Google and search for pressure washing prices, you will find you’re not the only one…

And while the actual term for cleaning a house or roof is soft washing (we actually never pressure wash a home, and certainly never, ever pressure wash a roof) we understand that pressure washing/power washing is sometimes use symbolically in lieu of soft washing.

>> The Difference Between Pressure Washing & Soft Washing

However, soft washing is different than pressure washing – which uses highly pressurized water. That being said, the answer to her question was well, it depends!

Square footage, the size of the overall home, the stories, and the scope of work (one service vs. three) can all determine how much the price meter moves up or down.

So while keeping all the different factors in mind, we will aim to give homeowners the best guess estimate of how much pressure washing will run them!

How much does pressure washing cost per square foot?

Standard pressure washing services cost around $0.08-$0.35 per square foot (depending on local rates) but can go as high as $0.40-$0.80 a square foot depending on the amount of pressure washing required.

Factors that determine pressure washing prices include:

  • Type of stains,
  • Amount of dirt,
  • Mold
  • Size of area
  • The complexity of surface and job
  • Other problems/issues that can occur

Typically, here at Bright Exterior Cleaning, we let prospective customers know that if they’re looking to have their patio, deck, fence, or another surface pressure washed, we have a minimum pressure washing cost of $350.

This means that if the amount of work totals up to $350 or more, we are a good fit for your job! Typically, if the square footage and the size of the pressure washing job are less than $350, using a highly specialized pressure washing company such as Bright Exterior Cleaning might not be a good fit.

Most pressure washing companies charge by the square foot, so using the metrics above, you can estimate the following pressure washing costs of a 15 by 15 patio by doing the following:

  1. 20 x 20 = 400 square feet
  2. 400 square feet X .08 to .035 = $32 to $140

Keep in mind, while this math is simple, case in point to our comment earlier, for most pressure washing companies near you, the size of the job determines the price due to the equipment, setup, prep, etc and this is just a base square footage pressure washing price!

Pressure Washing Prices (Guide):

As professional pressure washers with state-of-the-art equipment, soaps and other tools – we let potential customers know that pressure washing is inexpensive when it is all said and done, but we have provided standard pressure washing prices for typical surfaces below!

Deck Pressure Washing Prices

deck pressure washing price

Straight up, the average deck on a home should cost $225 (or around that) to pressure wash.

Certain environmental factors can make this price vary, such as the size and height of the deck, but also the material.

At Bright Exterior Cleaning of NOVA, we typically offer package deals when homeowners combine multiple services. For example, a deck pressure washing price will go down when combined with a soft home wash too!

Soft Home Wash (Pressure Wash Siding) Price:

Can you pressure wash your siding? No, we don’t recommend it – but you can do whatever you want 🙂

That being said, the process of conducting a soft home wash for your home’s siding is the proper way to clean the black stains, algae streaks, and other debris from your siding.

While keeping in mind that this service, when combined with others can always be cheaper, typically, when homeowners search for a pressure washing my house price, they’re looking for the following:

  • Soft wash siding prices = Start at $300
  • Based on square footage
  • Height of home can determine price

If you have a standard single family home, a house wash is typically going to range in the neighborhood of $300-$700. As we mentioned earlier, combining services can help reduce the overall price!

Roof Wash (Pressure Wash Roof) Price:

When it comes to your home’s roof, you should never pressure wash your roof, but instead, use what we call a soft roof wash.

We know what you meant if you looked for roof pressure washing costs, so we got you covered (like your roof). To complete a roof wash, we have a minimum cost of $500.

Roof washing is a process that uses soaps and surfactants combined with mother nature to restore your roof to it’s original state (without damaging the shingles like a pressure washer can).

That being said the price for roof washing is as follows:

  • The average townhouse is approximately 1200 SF = $500
  • The average single-family home = 2200 SF up to 4000 SF, starts at $675

Fence Pressure Washing Prices

Similar to a deck, most fences are typically wood and sometimes PVC. While the PVC fences look the best and keep their good looks longer, they can attract more stains when compared to their wood counterparts.

That being said, fence pressure washing is more tedious in nature and really boils down the linear feet of fencing and the height!

To answer your question, “How much to pressure wash a fence,” the answer is that this can range from $150 to $300 for a standard fence at a single-family home.

With a two-hour minimum at Bright Exterior Cleaning, we let customers know that most pressure washing companies charge around $100 per hour and up.

To get the most accurate fence pressure washing price, do the following:

  1. Figure out the linear length of your fence (150′ for example)
  2. Figure out the height of your fence (6 ft)
  3. Multiply the two numbers (900 feet of fencing)
  4. Submit that number and the type of fence material in a quote here and get a price within 24 hours.

Patio & Driveway Pressure Washing Prices

Oftentimes, homeowners and small business owners will ask what the cost to pressure wash their driveway or patio is, or if we can pressure wash their dumpster pad.

The answer is yes, we can!

Sidewalls and patios for restaurants and your home are simple to clean, and we use a process of pressure washing and buffing that leaves them looking great!

This process prevents streaking and the zebra look when people pressure wash on their own! However, to pressure wash a patio, pad, driveway or sidewalk will cost somewhere between $150 to $400.

Patio pressure washing prices and driveway pressure washing prices vary depending on… you guessed it – SIZE!

A mile-long driveway vs a small one car pad will vary in pricing. And while this might be an extreme example, this table can help:

Pressure Washing Price:Lower EndHigher End
Patio$100$450
Sidewalk$100$400
Driveway$100$350
